4 Mistakes First-Time Property Buyers Make (And How To Avoid Them)
Doing most things for the first time can be stressful. We’re just lucky that most things don’t have lasting consequences. If you’re unable to juggle at the first time of asking, then no matter, you can just pick up the balls and try again. That’s not universally true, however. Some actions done for the first time do have long-term consequences. Take buying a property, for instance. You’ll be living with that decision for a long time, so it’s important to get things right — and the best way to do that is to avoid the mistakes that many first-time buyers commonly make. We’ve outlined a few of these below, as well as their solutions. Not Viewing Enough Properties…Or Viewing Too Many You might land on your dream property with the very first home you go to see. You probably won’t. If you feel an impulse to buy the first house you see, then the only way to know whether it’s actually right for you is…to view another property, and then another after that. It’s generally recommended to view between five and eight homes before committing to one. While some buyers don’t view enough homes, others view too many. If you’re planning to view more than twenty properties, then you probably haven’t quite figured out what you’re looking for yet. Realistically, the number of homes that match your criteria will be relatively small. Navigating the Mortgage Process Alone Navigating the mortgage process alone isn’t just a mistake because it’s stressful. It can be a mistake because it can have a significant impact on the cost of your mortgage, the implications of which you’ll be living with for decades. As such, it’s nearly always best to work with a mortgage broker when securing your mortgage. They can help you to find the best deals and also offer plenty of guidance that makes every step of the mortgage journey more manageable. Overlooking the Neighbourhood The house itself is the star of the show, but the neighbourhood in which it’s located also plays a vital supporting role. Loving where you live means choosing the property and the community. If you’re trying to turn a blind eye to the location because you’re a fan of the property, we’d recommend treading cautiously. The neighbourhood has a big impact on your day-to-day life, and if you can’t see yourself ever enjoying the area surrounding your home, then there’s a pretty big sign that the property isn’t the right one for you. Expecting a Smooth Journey Finally, perhaps the most common mistake that first-time buyers make is expecting the journey towards getting their hands on the keys to a property to be straightforward from start to finish. It might happen that way, but most people encounter at least a few stressful bumps along the way. Accepting this early, even before anything has gone wrong, will put you in the steely state of mind required to navigate the property buying process. It’ll all be worth it once you’ve finally moved in, but getting there will be a journey!
