Coldwell Banker Realty Longboat Key Office Achieves Record Sales Despite Challenges
In a remarkable achievement, Coldwell Banker Realty's Longboat Key office reported sales totaling over $1.3 billion in 2024, outperforming all other single offices by any brokerage in Sarasota and Manatee counties. This marks several consecutive years for this office to be No. 1 in sales performance for Sarasota/Manatee. The Longboat Key location, led by managing broker Ellen O’Day, is comprised of more than 100 sales associates serving Sarasota and Manatee Counties. “The greater Sarasota region continues to be an in-demand area of Florida. The higher end price points of the luxury market continue to expand each year, setting new price records,” noted Coldwell Banker Realty Regional President-Southeast Duff Rubin. The office, located on John Ringling Boulevard in St. Armands, faced challenges last year, including flooding three times in 2024. The office was inaccessible for days, and several properties scheduled to close on the barrier islands, including Siesta Key, Anna Maria, and Lido, were destroyed or severely damaged by storms. Despite these setbacks, the office's market share remained strong throughout the two counties. Top agents such as Roger Pettingell, Bruce Myer, Ryan Ackerman, Monica Verinder, Steve Abbe, Charles Buky, and Ryan Skrzypkowski, along with many other dedicated agents, worked tirelessly to assist their customers and friends. They helped clean homes, offered lodging, and provided much-needed support to the community. According to O’Day, at least 65% of the stores and restaurants in the area are open for business. The resilience of the community has been remarkable, and they are looking forward to a busy season. Anna Maria, Siesta Key, Lido, and Casey Key are also eager for continued support. For the small percentage of St. Armands Circle not returning after the hurricanes, there is optimism that new businesses will take this opportunity to showcase their stores and restaurants in the Circle. “The real estate market outlook is positive, with expectations for a great season ahead,” said Coldwell Banker Realty Managing Broker Ellen O’Day. “Florida's resilience in the face of weather events has been demonstrated time and again, and real estate continues to be a driving force in the economy.”
