Property for Sale in Koh Samui: Price Points for Villas and Houses in 2026

Koh Samui remains a firm favourite for many overseas property buyers looking to make a lifestyle investment in Thailand real estate. Here we look at villa and house prices in Koh Samui in 2026 to show what you need to pay for a broad range of homes. Koh Samui Villas and Houses Ever since Koh Samui started developing into a property market with serious investment appeal for overseas clients, its market has been dominated by villas as opposed to apartments and freehold condominiums. The latter property groups have certainly gained prominence in recent years, but even today Koh Samui has a higher concentration of villas and houses for sale compared to other types of property. So, what is the minimum price you need to pay in 2026 to buy a villa or house in Koh Samui? The island offers remarkable affordability and there are a few compact detached properties for 3-5 million baht. At these prices, there are only minimal choices for villas or houses. Both new builds, mostly leasehold and one or two-bedrooms, and a few older resales exist, usually freehold via a Thai company. There is also a decent selection of budget townhouses and semi-detached properties at the starting prices. 5-8,000,000 THB For investors looking to get their foot on the Koh Samui villa or house ladder, this price range offers significantly more choice, with a good selection of garden view homes. An important point to note is that, due to the restrictions on company ownership, at the lower end of the market there is now an abundance of leasehold developments. Naturally, proactive developers have responded to the crackdown on holding companies by evolving their projects and offering leasehold tenure instead. Whilst at these affordable price levels a very high proportion of new villa and house projects will be leasehold, older resale properties will generally be for sale freehold via a Thai company. In the 5–8 million baht price range, there is a large number of garden view detached villas for sale across the island, off plan or under construction, many of these with a private pool and configurations of up to three bedrooms at the upper end of this price range. These prices also open the door to a good selection of both new and resale semi-detached and townhouse stock. Typical build areas for this price bracket will be 100 to 200 sqm, though some older resales requiring renovation will offer more space. 8-12,000,000 THB This is the mid-market price bracket for garden villas in Koh Samui, which offers a diverse range of substantial detached homes with private pools and decent outdoor living areas and land plots. These will be a mix of newer developments, quite often leasehold, and older resale properties, which will generally be offered for sale with the freehold held within a corporate structure. Generally, layouts will offer two to three bedrooms for newer builds, with more space and bedrooms available in some older properties. Build areas for garden homes in this price range often extend to 300 sqm, and there is also a small selection of compact sea view villas and houses available. 12-18,000,000 THB There are outliers, but this price bracket is generally the upper price point for garden villas on the island, the reason being that once an investor has a budget of around 15 million baht, sea view villas start to become a viable option. In terms of garden villas, many of the properties in this range will be single-level Bali-style courtyard villas, often resales. New-build garden villas will generally be either Modern Asian style or Contemporary, as these are the most in demand. Buyers looking for garden villas in this price range can expect build areas of up to 400 sqm and up to four bedrooms. Regarding sea-view options, many of the villas in this price range will be duplex layouts, otherwise known as semi-detached properties. Fully detached homes at this price point will be more compact, typically offering a maximum of three bedrooms and around 250 sqm of build area. It would be unusual for a villa or house on Koh Samui in this price range not to have a private pool, and this would certainly be the case for all new builds. 18-25,000,000 THB This is the mid to upper price level for sea view villas on Koh Samui, and virtually all of the options will have a private pool. In terms of ownership, new builds will often offer both renewable lease and Thai freehold, whereas resales will generally be freehold, with the title held in a company. A majority of the sea view villas will be detached properties; however, contemporary duplex villas in premium locations on the island can also command prices above 20 million baht. These price levels offer a wide selection of spacious contemporary builds with panoramic views, usually with three or more bedrooms and build areas typically up to 400 sqm, along with high-spec finishes. Notable in-demand areas for ocean-view villas include the north-east of the island, particularly Chaweng Noi and Plai Laem, as well as Bang Por and Maenam. 25-35,000,000 THB Over recent years, Koh Samui property prices have been catching up with Phuket, and an increasingly large number of new sea view villa developments now command well over 30 million baht. For this reason, we consider 25–35 million baht to represent the lower to mid luxury segment of the market. All of these homes will be fully detached, and these prices allow developers to offer villas with noticeably superior land plots and truly panoramic views in premium locations. Other than the view, buyers can of course expect top-of-the-range finishes, large infinity pools of 10 metres or more, and, where the gradient allows, sea view villas with large private gardens. Four or more bedrooms are typical for villas in this price range, with expansive layouts sometimes offering 600 sqm or more of combined indoor and outdoor living space. Virtually all new-build villas for sale at these prices will follow contemporary architecture, as this style remains the most in demand. Over 35,000,000 THB – The Luxury Villa Sector on Koh Samui These prices offer a diverse mix of more traditional Asian style homes with pitched roofs and a lot of new stock following contemporary styles with open-plan, light-filled interiors. Either a premium sea view or a beachfront position is expected for this money. However, detached villas directly on the beach in Koh Samui usually command 50 million baht or more. It’s hard to generalise because prices extend all the way up to 200,000,000 for the super luxury sector, but any property on Koh Samui in this price bracket needs to have the wow factor, which is derived from a combination of style, finish, and either a premium view or beachfront position. Defining characteristics in this price range include 6-bed plus configurations, huge build areas, sometimes exceeding 1,000 sqm, substantial private pools up to 15 metres, and large private plots extending to a few thousand metres. Naturally, all of these properties will feature highest-spec kitchens, bathrooms, and all finishing materials.
