The First AI That Actually Finishes a Real Estate Transaction

by Anonymous

I paid a transaction coordinator $400 per file. Sometimes they were great. Sometimes they chased two people and billed the same as if they chased twenty. Either way, the invoice showed up.

I'm a broker in California. I didn't need another app. I needed the file to move when I was in a driveway between showings.

That's the test I use on every "AI for real estate" product now. Can I text it like a TC? And does the paperwork actually come back?

Most of what we got sold last year fails that test. You log into another dashboard. You upload a PDF. A chatbot answers a question. Then you still draft the offer, still chase the signature, still remember the disclosure deadline. The file sits there. You just have a nicer place to watch it sit.

The useful version is boring, which is why it works. You talk to it in plain English.

"Write a 3/2/1 on Oak. $20k down. Close in 30."

It drafts the Residential Purchase Agreement. Companions attached. Signers mapped. You read it. You send it. Same motion for a repair request off an inspection report, or a buyer-broker before you leave the porch.

Drafting is the part everyone skipped. Tracking dates is a spreadsheet. Sending reminders is a mail merge. Writing the actual documents? The offer, the counter, the repair addendum? That's where agents still lose the afternoon. If the system can't draft, it isn't coordinating. It's commenting.

Then it has to run the file. Not "nudge you to run the file." Run it.

Deadlines off the contract. E-sign package built. Every page checked for a missing initial. Vendors and escrow actually contacted. Commission demand when it's time. Text, email, or chat? Same coordinator, picks up where you left off. You don't re-explain the deal because you switched apps.

That's the end-to-end piece. Draft the docs. Track the dates. Move the signatures. Chase the third parties. Under your supervision the whole way.

I want to be annoying about that last part. This is not a robot with a DRE number. AutoTC works in the unlicensed-assistant lane. The licensed agent reviews the material stuff. The broker still supervises. If your state wants a human on a particular step, a human is on that step. Anyone promising a fully unsupervised close is selling you a lawsuit.

Cost, because agents ask: there's no monthly subscription. You load a wallet. The work meters. A typical file is about $59 of that work, versus a human TC commonly charging $300 to $500 for the same deal. Some files still need a human TC. Cool. I'm not starting a war. I'm done paying $400 whether they did two things or twenty.

If you try one, don't start with a demo. Start with a real contract. Text it like you'd text your coordinator. See if an offer comes back. See if the dates show up. See if escrow gets the chase. That's the whole product.

Most AI for agents is a dashboard with a chat box. The useful one drafts the documents and finishes the transaction. That's the bar. Everything else is a very expensive notes app.
